Home Services Power Flushing Rye
Power Flushing in Rye, East Sussex
Rye's beautiful older houses often hide heating systems that have been quietly silting up for decades. Ellwood & Son power flush central heating throughout Rye, treating characterful old properties with the care they deserve while getting their radiators performing like new.
Power Flushing
Older Properties, Older Systems, More Sludge
Rye has some of the oldest housing stock in East Sussex, from medieval and Georgian cottages in the old town to Victorian and later homes around it. Character properties like these frequently run heating systems that were extended and altered over many years, mixing pipe sizes and materials, and that mix corrodes faster than a modern sealed system.
The result is sludge: cold radiators, poor circulation and a boiler under constant strain. A power flush clears it out without disturbing the fabric of the house, and it is far cheaper than replacing radiators that are actually just blocked.

Careful Work in Characterful Homes
Flushing a heating system in a listed cottage with narrow stairs and original floorboards is a different job from flushing a modern estate house, and we treat it that way. Floors and furnishings are protected, water is kept strictly under control, and we plan pipe access before we start rather than improvising in your living room.
Our Gas Safe registered engineers work on all the major boiler brands, including Worcester Bosch, Vaillant and Ideal, and we are accredited installers for Worcester as well as registered Ideal Connect installers.

What the Flush Does for Your Heating
Once the cleaning chemicals have circulated and every radiator has been individually flushed until the water runs clear, the change is immediate:
- Radiators heat fully, top to bottom, with no cold patches
- Rooms reach temperature faster on cold mornings
- The boiler runs quieter and under less strain
- Gas consumption drops because heat transfers properly
- Inhibitor and optional magnetic filter keep the system clean for years

Help & Advice
Frequently Asked Questions
Can you power flush the heating in an older Rye cottage?
Yes, and we do it regularly. Older systems need a considered approach, so we survey the pipework and radiators first and tailor the flush pressure and duration to the system's condition. Done properly, flushing is safe for old systems and usually gives them a dramatic new lease of life.
What exactly is the sludge in my heating system?
It is mostly magnetite, a black oxide created as the steel inside radiators slowly corrodes, mixed with scale and debris. It is heavier than water, so it settles in the bottom of radiators and along pipe runs, blocking heat where you want it and grinding away at the pump and boiler.
How much does a power flush cost in Rye?
It comes down to the number of radiators and how heavily the system is contaminated. Most homes fall in the range of a few hundred pounds, and you will have a fixed written quote before we book anything in. There is no premium for being in Rye rather than Hastings.
Will power flushing make a mess of my home?
No. The flushing unit connects into the system and all the dirty water is contained and taken to waste through hoses. We sheet floors, protect carpets and work tidily. In old and listed properties we take particular care with original floors and finishes.
How long does a power flush take in an older property?
Usually a full working day. Older systems tend to carry more sludge, and stubborn deposits take longer to shift, so we would rather quote you a day and finish early than rush a half-done job. We confirm the likely duration when we survey the system.
My radiators are cold at the bottom. Will a flush cure that?
Almost certainly, because cold bottoms with hot tops are the signature of settled sludge. The flush lifts and removes those deposits so hot water can circulate through the whole radiator again. If a radiator turns out to be beyond saving we will tell you and quote for a replacement.
My system has very narrow pipework. Can it still be flushed?
Small-bore and microbore pipework can be flushed, but it needs more care because narrow pipes block more easily. We assess the pipework during the survey and adapt the method to suit. If we believe flushing is not the right answer for your system we will say so honestly.
Do you charge extra to come out to Rye?
No. Rye is part of our standard coverage area along with Hastings, St Leonards-on-Sea and Bexhill-on-Sea. The price we quote for the job is the whole price.
What aftercare does the system need once flushed?
The inhibitor we add at the end is the main protection, and it should be checked yearly, which we do as part of a boiler service. A magnetic filter is a worthwhile addition to trap any future debris. Beyond that, a flushed and inhibited system simply gets on with its job.
When is the best time of year for a power flush?
Spring to autumn is ideal, while the heating is off or lightly used, and it means the system is ready for winter. That said, we flush systems year round, and if yours is struggling in January we would far rather sort it then than have you wait until May.
